Our Objective Is to Manage Your Property as If Was Our Own!

We have been serving property owners for over 40 years. If you want rental revenue from your property but are not interested in the hassle of managing it, we can take the burden off of your hands.

Tenant Screening

We consider tenant screening one of our most important jobs. Along with an application for rental, we perform an Equifax credit report and check several references. These checks help ensure that your tenants will be respectful to your property as well as financially reliable.

To confirm that your tenants are keeping everything in order, we perform periodic drive-by inspections and observe the outside condition of the property.

Reliable Revenue

Direct Deposit of your monthly rent check is available upon request. IRS 1099 forms are provided.

Rent is due on the first of each month, and anyone who pays later than the fifth is considered delinquent. We impose late charges and returned check charges to discourage tenants from missing their due date.

In the event of nonpayment, we will seek the fullest legal recourse possible.

Manageable Maintenance

We keep our owners’ homes in top condition. Tenants report any maintenance requests to us, and we will confirm these with you before fulfilling a work order. Any necessary repairs will be automatically deducted from your account. An itemized statement of deductions will be provided at the end of each month.

Tenants must provide a security deposit equivalent to one month’s rent, which is held in an escrow account. Before move in or move out, we perform a thorough inspection. Any damage to the property comes directly out of the tenant’s deposit.

We allow pets only at the discretion of the individual property owners on a case by case basis. For homes with pets, we highly recommend a non-refundable fee.
